Oklahoma Law: The Inspector Cannot Be the Remediator

Oklahoma Title 59 §765.4 prohibits the same company from performing both mold inspection/testing and mold remediation. This law exists to prevent a serious conflict of interest: a company that profits from remediation has a financial incentive to find — and exaggerate — mold problems. An independent inspector has no stake in the remediation outcome. Their findings are objective. Always hire a separate inspector before and after remediation.

6 TYPES OF MOLD TESTING PROFESSIONALS

Licensed Industrial Hygienist (IH / CIH)

The gold standard for mold assessment. A Certified Industrial Hygienist holds a four-year science degree, passes a rigorous certification exam, and must maintain continuing education. Their reports carry the most legal weight and are accepted by all insurance carriers. For complex cases, litigation, or large commercial properties, an IH is the right choice.

Certified Indoor Environmentalist (CIE / CIEC)

Strong AlternativeTypical cost: $250–$500

CIECs require a four-year science degree and at least 8 years of experience. They offer comprehensive indoor air quality consultation and are widely considered among the best for mold inspections. Their reports are accepted by most insurance carriers and are suitable for the vast majority of residential mold situations.

Certified Mold Inspector (CMI)

Standard OptionTypical cost: $200–$400

A step below an IH in thoroughness and legal weight. CMIs can locate moisture sources and conduct mold tests, but their assessments are generally less detailed. Their reports may not hold up as well in legal situations or complex insurance claims. Suitable for most standard residential situations where litigation is not a concern.

WHAT TO EXPECT FROM A MOLD INSPECTION

Visual Inspection

The inspector walks the property looking for visible mold, water stains, moisture intrusion points, and conditions that promote mold growth. A moisture meter and sometimes thermal imaging camera are used to detect moisture behind walls and under floors.

Air Sampling

Air samples are collected from affected areas and from outside (as a baseline). Samples are sent to an accredited laboratory for analysis. Results identify mold species and spore concentrations.

Surface Sampling (if needed)

Tape lift or swab samples may be taken from visible mold growth to identify species. This is particularly useful when Stachybotrys is suspected or when insurance documentation requires species identification.

Written Report

The inspector provides a written report with findings, photos, lab results, and a remediation protocol — a specific scope of work that remediation contractors must follow. This report is your protection against over-billing.
